Our market appraisals are always carried out by Oliver Hudson, who is an Associate Member of the Royal Institution of Chartered Surveyors (RICS) and a highly-experienced estate agent. Some sellers like to show prospective buyers around themselves, others like us to do it on their behalf. Either way, it is essential that the property is presented to its very best potential and is spotlessly clean and tidy. This is particularly important for the photographs, but is also important for viewings, although buyers will normally appreciate that the property is also a home, so don’t get too stressed about the property having to look perfect for every viewing.
In order to find you a buyer, we first need to generate a viewing enquiry, which means catching a buyer’s attention when they are browsing the Internet. So how the property is presented by us is critical to achieving a sale. To do this, we focus on three particular areas when it comes to presentation: high quality photography, highlighting the property’s best features, and detailed floor plans. Once the property brochure has been approved by you, we give it the best and broadest exposure through the Internet (Rightmove, OnTheMarket, Hudson Property), prominent For Sale boards, distribution to our database of active buyers, and display in our windows in both Hessle and Kirk Ella.
Traditionally estate agents have charged a percentage of the agreed sale price, otherwise known as ‘commission’. However, some estate agents now charge a fixed fee instead. We offer both options. Paying at the start of the sale, rather than at the end, is also becoming more popular, in return for a smaller fee. We offer that option too.
However, please beware. According to the Royal Institution of Chartered Surveyors (RICS), 80% of estate agency work happens between offer acceptance and exchange of contracts. Furthermore, on average about 30% of sales fall through during that stage, and that’s when your choice of estate agent really matters. Our fall through rate is typically about 10%, which we put down to the extensive legal knowledge and experience within our team, and our skills in diplomacy and problem-solving.
